What is Design Build Construction?
Design Build in its simplest form is a
highly efficient construction technique used
by successful developers. The General
Contractor creates a budget for the project
and develops the design build team. He (the
General Contractor) then pre-negotiates and
employs the services of an Architect,
Engineers, consultants, and subcontractors.
This construction team works together with
the goal of preserving the pre- determined
budget and creates the highest value for the
client's investment. This is accomplished
through implementing "value engineering".
What is Value Engineering and how does it
work?
Value engineering is the coordinated effort
of the Design Build General Contractor,
his subcontractors, and Architect to
investigate alternate construction ideas of
labor and materials which when implemented
throughout the construction process provide
the highest cost savings and the greatest
value to the customer. All ideas are
processed through the Client for final
approval and acceptance prior to the
beginning of construction.
How does this save me money?
Using the typical Architect/Contractor
procedure the client hires an independent
architectural firm to develop a set of
plans, then the Owner asks for competitive
bids when the plans are complete. However,
due to the excessive cost of material and
labor in the current construction market,
generally speaking, cost overages using this
method can average between 20 to 70 percent.
This may result in an expensive project
redesign and months of project delays. Many
times the project is simply abandoned due to
the excessive costs.
